Grants and schemes for WA first home buyers, in plain English

The First Home Owner Grant (FHOG) is $10,000 from the WA Government when you buy or build a new home valued up to $800,000 in Perth. It doesn't apply to established homes — but stamp duty relief does.

Stamp duty (transfer duty) is the state tax on buying property. Since 7 May 2026, eligible WA first home buyers pay none on homes up to $600,000, with a discounted rate up to $800,000. On a $600,000 home that's roughly $22,500 you keep.

The Australian Government's 5% Deposit Scheme lets you buy with a 5% deposit and no LMI (the insurance premium lenders normally charge low-deposit borrowers). Since October 2025 there are no income caps and unlimited places, with a Perth price cap of $850,000.

What grants can first home buyers get in WA in 2026?

Three main supports: the $10,000 First Home Owner Grant for new homes (Perth cap $800,000), no stamp duty on homes up to $600,000 (discounted to $800,000), and the Federal 5% Deposit Scheme — 5% deposit, no LMI, Perth cap $850,000. Many buyers qualify for more than one.

How much deposit do I actually need for my first home?

As little as 5% of the purchase price under the 5% Deposit Scheme — that's $30,000 on a $600,000 home, plus roughly $2,000–$3,000 in settlement costs, with no stamp duty and no LMI. Keystart and the Family Home Guarantee can lower it to 2% for eligible buyers.

Am I eligible for the First Home Owner Grant?

Broadly: you're 18+, an Australian citizen or permanent resident, you've never owned a home in Australia, you're buying or building a NEW home up to $800,000 in Perth, and you'll live in it for at least six months within the first year. We confirm your eligibility for free before you commit to anything.

Is stamp duty really free for first home buyers in WA?

Yes — on homes up to $600,000. Eligible WA first home buyers pay no transfer duty at all up to that price, and a discounted rate between $600,000 and $800,000, under changes effective 7 May 2026. Vacant land is exempt up to $450,000.

What is LMI and how do I avoid it?

Lenders Mortgage Insurance is a one-off premium — often $10,000+ — that protects the lender when your deposit is under 20%. You avoid it with a 20% deposit, the 5% Deposit Scheme, a family guarantee, or certain professional packages. We'll show you which route is cheapest for you.

Should I buy an established home or build?

Building unlocks the $10,000 FHOG and you pay stamp duty only on the land; established homes let you move sooner and buy in older suburbs. The right answer depends on your timeline, suburb and budget — we'll run both scenarios side by side for you, free.

How long does the whole first-home process take?

Typically 6–10 weeks from pre-approval to keys for an established home: 1–3 days for pre-approval, a few weeks of house-hunting (that part's up to you), then about four weeks from signed offer to settlement. Building takes longer — we map the timeline with you up front.
