How TAG helps you
The whole market, not one bank
Your bank can only offer its own products. We compare 25+ lenders — majors, non-banks and credit unions — and make them compete for you.
A loan structured to cost you less
The right mix of fixed, variable, offset and repayment settings often saves more than the rate itself. We set it up to minimise total interest over the life of the loan.
Free, from first chat to settlement
You pay us nothing — the lender pays us a commission when your loan settles, and we disclose it. Your rate is not higher because you used a broker.
We keep watching after you settle
Rates move. We monitor yours and tell you when a better deal appears — so you're never quietly paying the loyalty tax.
Finding the right home loan in Perth means more than finding the lowest rate. TAG Finance compares loans across 25+ lenders — all major banks plus specialist non-bank lenders — then negotiates on your behalf. We manage every step from assessing your borrowing capacity through to settlement, saving clients an average 15–30 hours while consistently delivering better outcomes than going directly to a bank. Our brokers ensure you access an offset account where suitable, understand your fixed vs variable options, and structure your loan to minimise total interest paid over the life of the loan.
Types Available
Fixed Rate
Lock in your rate for 1–5 years. Complete repayment certainty — ideal for tight budgets or those expecting rates to rise.

Split Loan
Fix a portion for certainty, keep the rest variable for flexibility and offset account benefits. Popular with Perth borrowers.

Progressive drawdown as building milestones are reached. Only pay interest on funds actually drawn until completion.
Interest Only
Pay only interest for an initial period. Popular with investors managing cash flow and owner-occupiers renovating.

What do the key home-loan terms actually mean?
An offset account is an everyday account linked to your loan — every dollar sitting in it reduces the loan balance you pay interest on. A redraw facility is similar, but the money lives inside the loan and you pull it back out when needed.
The comparison rate is the advertised rate with most fees baked in — it's the honest number to compare loans on. LVR (loan-to-value ratio) is your loan as a percentage of the property's value; keep it at 80% or below and you avoid LMI (Lenders Mortgage Insurance), a one-off premium that protects the lender, not you.
Pre-approval is a lender's conditional yes to a loan amount before you've found the property — it tells you your real budget and makes your offer more credible.

Common Questions
How much deposit do I need for a home loan in Perth?
Most lenders accept a 5% deposit, and eligible buyers using the Federal 5% Deposit Scheme pay no Lenders Mortgage Insurance. WA's Keystart accepts as little as 2%. With a 20% deposit you avoid LMI with any lender. A TAG broker can tell you which path fits your savings.
How long does home loan approval take?
Pre-approval typically takes 1–3 business days once your documents are in. Full unconditional approval usually takes 2–3 weeks, with settlement 1–2 weeks after that. We manage every deadline so nothing stalls your purchase.
Is a mortgage broker really free?
Yes — our home-loan service costs you nothing. The lender pays us a commission when your loan settles, which we disclose to you. Your interest rate is not higher because a broker arranged the loan; brokers frequently negotiate rates below what the same bank offers walk-in customers.
Should I choose a fixed or variable rate?
Fix if repayment certainty matters most — you lock a rate for 1–5 years. Stay variable for offset accounts, unlimited extra repayments and the benefit of any rate cuts. Many Perth borrowers split the loan and get both. We model each option against your actual budget before you choose.
What's the difference between going to my bank and using TAG?
Your bank can only sell you its own loans. TAG compares 25+ lenders and is bound by Best Interests Duty — a legal obligation to recommend what's best for you, not what pays us most. Banks carry no such duty to you.
Can I get a home loan if I'm self-employed?
Yes. Self-employed borrowers have more options than most people think, including low-doc loans that use business activity statements instead of payslips. The key is choosing the lender whose policy suits how your income actually looks on paper — that's exactly what a broker is for.
